A legal document recording the transfer of an interest in land from one party to another, typically registered with the Deeds Registry.
Site Plan
A scaled drawing showing a parcel's exact boundaries, dimensions and location coordinates, usually prepared by a licensed surveyor.
Land Title Certificate
A government-issued document under the Land Title Registration system providing state-guaranteed proof of registered ownership.
Lands Commission
The Ghanaian government body responsible for land administration, registration, valuation and surveying nationwide.
Customary Land
Land held under traditional tenure by a family, clan or stool/skin rather than by the state, allocated to individuals through the family head or chief.
Stool Land
Land vested in a traditional chieftaincy (a "stool" or "skin") and held in trust for the community it represents.
Allodial Title
The highest form of land ownership interest in Ghana's customary system, typically held by a stool, skin, family or clan.
Leasehold

Something different. Property portals connect you to a list of third-party agents and listings — useful for browsing. But the portal itself typically isn't the one verifying any given parcel. Most explicitly say their verification badge isn't an endorsement of the agent's practices. AerixSys doesn't operate a listings marketplace. We personally carry out the site inspection, documentation review and Lands Commission checks ourselves on the specific parcel you're considering — rather than connecting you to a third party and stepping back.
Under Ghana's land law (PNDCL 152), a good title is one supported by a valid chain of documents — a grant, conveyance, or court judgment — going back at least 30 years without a registered land title certificate. An indefeasible title is stronger: it's backed by an actual land title certificate issued by the Lands Commission, which generally overrides a competing good title if both are claimed on the same parcel. AerixSys checks which kind of title applies to any parcel we review, since it materially affects your risk.
Verification means checking a few things. Confirming the seller's right to sell. Checking the site plan against Lands Commission records. Inspecting the land physically for boundary pillars and existing claims. For customary land, confirming consent of the proper family head or allodial owner.
